About the Role
We are seeking an experienced Senior Property Manager to take ownership of a well-managed residential portfolio. This is a rare opportunity to step into a stable role where systems are established, clients are engaged, and the transition will be smooth. The portfolio includes several key clients with multiple properties and is geographically well structured between the city and the coast, making it efficient to manage. This role will suit a confident, low-maintenance professional who enjoys autonomy and building long-term client relationships.
Duties and Responsibilities
You will be responsible for the end-to-end management of the portfolio, including:
- Managing landlord and tenant relationships with professionalism and care
- Overseeing lease renewals, rent reviews, and routine inspections
- Coordinating maintenance and contractor management
- Handling escalations, dispute resolution, and compliance matters
- Maintaining accurate records and reporting
- Providing proactive communication and trusted advice to clients
- Minimum 3–5 years’ experience in residential property management
- Strong knowledge of the Residential Tenancies Act
- Confident managing a portfolio independently with minimal supervision
- Excellent communication, organisation, and problem-solving skills
- Professional presentation and experience working with high-value clients
This role offers genuine work-life balance and flexibility. You will be provided with a fully maintained company vehicle, with the option of a car allowance if preferred. Following probation, the role includes two set work-from-home days per week, with no weekend work or after-hours requirements. You will step into a well-cared-for portfolio within a supportive, professional team environment. A flexible start date is available, with a preference for commencement prior to mid-February.
