The Role
An opportunity has become available for an experienced Senior Property Manager to take ownership of a well-maintained portfolio of approximately 130 properties, all within the eastern suburbs of Adelaide. This is a true end-to-end role (excluding trust accounting) suited to someone who thrives on managing their own portfolio with autonomy, accountability and a high level of professionalism.
Duties & Responsibilities
  • Manage a residential portfolio from start to finish with minimal handover
  • Build and maintain strong, long-term relationships with landlords and tenants
  • Handle all aspects of tenancy management including lease preparation and renewals
  • Conduct routine, entry and exit inspections
  • Oversee maintenance requests and liaise with contractors
  • Manage rental arrears and debtor control
  • Ensure compliance with the SA Residential Tenancies Act and relevant legislation
  • Maintain accurate records and documentation across the portfolio
Skills & Experience
  • Minimum 3 years’ experience in residential property management
  • Proven ability to manage a portfolio independently, end-to-end
  • Strong working knowledge of SA Residential Tenancies legislation
  • Highly organised with excellent attention to detail
  • Confident communicator with a professional and relationship-focused approach
  • A team player who contributes positively to a high-performing culture
  • A genuine passion for property management and delivering quality service
