About the Role
Take full responsibility for a clean, well-maintained portfolio of approximately 130 quality residential properties across metropolitan Adelaide. Supported by a collaborative rental team and a proactive VA who manages administration, water accounts, and lease renewals, this role allows you to focus on what matters most — building trusted relationships with landlords and tenants. Additional support for entry condition reports and onsite lease signings ensures smooth and thorough tenant handovers. This is a rare opportunity to step into a role where you can do your best work without being overwhelmed.
Key Responsibilities
• End-to-end management of a high-quality residential portfolio (approx. 130 properties)
• Conduct tenant sign-ups, routine inspections, and final exit reports
• Oversee onsite lease signings for thorough tenant onboarding
• Build strong relationships with landlords, tenants, and tradespeople
• Collaborate closely with a supportive rental team and dedicated VA
• Enjoy additional assistance with entry condition reports
• Utilise top-tier systems including PropertyMe, Tenant Options, Agent Box, and REA Forms
Skills & Experience Required
• Proven experience in managing a residential property portfolio
• Outstanding grammar communication skills — verbal and written with good typing speed.
• Highly organised with excellent attention to detail
• Proactive, solutions-focused and professional approach
• Current Property Management Registration & valid driver’s licence
