Commercial Property Manager

Retail & Commercial Portfolio | Adelaide-Based | Full-Time

Our client is an established property owner with a large and diverse portfolio of assets across both retail and commercial property. With a new organisational structure unfolding, they are looking to expand their property management team.
Reporting directly to the Directors, and working alongside two highly experienced property managers, this role will support the day-to-day management of a busy and growing portfolio.

Key Responsibilities:

  • End to end management of predominantly retail assets
  • Liaising with the owner, contractors and tenants
  • Conduct tenancy and site condition inspections
  • Maintaining tenancy schedules across the portfolio
  • Manage lease renewals, rent reviews, end-of-lease obligations, and tenant retention strategies
  • Coordinate maintenance and repairs across the portfolio
  • Prepare annual budgets, budget reconciliations, and property business plans
  • Manage recovery of outgoings and utilities
  • Assist with capital works and tenancy fit-outs
  • Oversee debtor management and arrears follow-up
About You:
We are seeking a property professional with solid experience in the retail and/or commercial property sectors. You may be early in your career and looking to build on your skills, or already an established operator.  Exposure to a similar position, ideally working on retail assets will be essential. Intermediate skills in Excel, Word and Outlook will be expected and exposure to MRI would be highly regarded. 

You will bring:

  • Initiative and a proactive approach to problem-solving
  • Strong attention to detail and organisational skills
  • A commitment to building and maintaining strong tenant and landlord relationships
  • A current driver’s licence (essential)
  • Property management registration or relevant qualifications (highly regarded)
This role offers a mix of office-based work and on-site property visits, providing variety and autonomy in your day-to-day.
